Upon entry, we verify that the property is accessed as expected, confirm that the alarm system is handled according to instructions when applicable, and observe the immediate entry area for anything unusual or out of place.
We check interior doors and windows to ensure they appear secure and properly closed, and we look for any visible signs of forced entry or intrusion. Walls, ceilings, and floors are visually reviewed for signs of water intrusion, moisture, or other visible damage. We also remain alert for unusual odors, sounds, or conditions that could indicate an interior issue.
Throughout the interior walkthrough, we observe any visible signs of pests or pest activity and take note of conditions that appear inconsistent with prior visits. This inspection focuses on what can be clearly observed at the time of the visit, helping ensure the interior of the home continues to appear as expected and cared for.

Plumbing fixtures and visible water systems are checked to ensure they appear to be operating and draining as expected. We look for visible leaks, running water, or signs of water intrusion, and observe areas around sinks, toilets, and accessible plumbing connections. When applicable, water heater areas and pool or spa plumbing connections are visually reviewed for normal conditions.

Electrical & Appliances
We observe the electrical panel to confirm it appears in normal condition, with no visible tripped breakers or irregularities. Interior appliances and equipment that are part of the home’s normal operation are visually checked for obvious issues, error indicators, or unusual conditions when applicable. Electrical areas are reviewed for visible concerns only; no testing or repairs are performed.
